Q: What kind of pets do you allow? Do you permit exotic pets?
A: We accept dogs and cats with breed restrictions. We do not accept exotic pets.
Q: How many pets may I have?
A: 2
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: For one pet the pet fee is $250, for 2 pets the pet fee is $450 and there is monthly pet rent of $15 per pet.
Q: What must I bring with me to tour an apartment?
A: A state issued photo ID
Q: What are your fees and monthly charges?
A: Garage parking $125, Short term fees 7-11 months $60, Valet Trash is $27 per month.
Q: What are the income and credit qualifications?
A: Must make 3 times the rent amount.
Q: What is acceptable proof of income?
A: Pay stubs, bank statements, or any proof of monthly income
Q: What happens if I qualify for an apartment, but my roommate does not?
A: Only you will be able to lease and move in
Q: Is my security deposit totally refundable?
A: Yes, if apartment home is left in the same condition it was given to you.
Q: If I get a job transfer, can I break the lease?
A: Yes, we only require a 60 notice and paying an early termination fee
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes
Q: How long is the term of the lease?
A: 7-12 months
Q: Do you accept leases for short terms?
A: 7-11 months only
Q: Am I required to have renters insurance?
A: Yes only liability $100,000
Q: Do you offer furnished apartments?
A: Yes please call and we can help you with any of your apartment furnishings.
Q: Do you offer corporate apartments?

Q: If something needs to be repaired in my apartment, how do I report it?

Q: When is my rent payment due?
A: 1st thru the 3rd of each month
Q: What day of the month am I liable for a late charge?
A: 4th day of the month

Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guest are allowed to stay in your apartment home for up to 2 weeks.
Q: Do you have reserved parking?
A: No
Q: I have a motorcycle, where can I park it?
A: We do offer motorcycle only parking and you can always park in a parking spot.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: You do need to put them on the lease agreement if they stay for over 2 weeks.
Q: Can I install my satellite dish at my apartment?
A: Yes but it cannot be attached to the building in any way and must be inside of your enclosed patio.
Q: Do you have cable services?
A: Yes, Promenade has a BrightHouse Rep that works directly with our residents. Please let us know if you need his phone number.
Q: Does the property have a fitness center?
A: Yes it is available to residents 24/7
Q: Does the property have a swimming pool?
A: Yes
Q: Does the property offer on-site recycling?
A: Yes
Q: Are gas grills permitted at your property?
A: Not on enclosed patios but we do offer 2 at the pool for all your grilling needs.
Q: Is there any additional storage space available at your property?
A: Yes, every apartment home has storage located off the patio area.
Q: Are residents permitted to paint their apartment?

Q: Will you accept my delivery packages for me?
A: Yes, and we will keep them for you until you can pick them up.

Fees

Non-refundable pet fee of $250 for the first animal plus $200 for each additional animal.

Monthly Rent of $15/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
